Use one agent

The number one reason savvy buyers hire a REALTOR® to help them navigate through the process of building a new home is:

  • When looking at new homes, the agent in the sales center is a "Sellers Agent".

This means that they are representing the seller (builder), not you to sell their homes for the best price in the shortest amount of time. This also means that any confidential information you share with them is not confidential, as they have a fudiciary responsibility to share all information with the seller (builder).

  • You have the ability to hire a REALTOR® to work for you as a "Buyers Agent".

This means that they are working for YOU to find you a home that meets your needs at the best price possible. Any and all confidential information you give to them (with the exception of any information needed to complete a transaction) is held in the strictest confidence and CANNOT be shared with the seller or seller's agent. Having buyer representation will give you someone on your side. Someone that understands the industry, how it works, where there could be added incentives for you (from a builder) and will help you through the entire process.

At this point, you will have become a "client", not just a customer. In the real estate industry, there is a huge difference between the two. Trust them to help you find the home of your dreams. They have access to ALL the listings in the valley, and can create a profile for you to assure that you are seeing every house that is in your price range and meets the other criteria that you have set for your new home needs.

Working with me to help you find your new home will be an added bonus, in that I truly understand the workings of the new home buying process, as I was working for one of the larger national builders in the valley for a year.

Whether you are interested in a newly built home or a home that is pre-owned, I am ready to go to work for you. After a short interview process, I will match your "wish list" with available communities, saving you a considerable amount of time. Helping you sort through the maze of builders, developments and inventory homes that all offer their own incentives and amenities will make the process of making your new home purchase seamless and actually enjoyable!

  • Once we find your home, I will help negotiate your price.

This is an important step - remember , "in business, you don't get what you deserve, you get what you negotiate". Strong negotiating skills are a must have for any agent worth their salt.
